PRE-LISTING PREPARATION
Before we list your property with ASBO Estates, we prepare a collaboration agreement and provide clear instructions on the information we need to market your property effectively. We also guide you through all costs involved in the sale, including taxes and commissions.
At this stage, we strongly recommend hiring a lawyer. A lawyer will ensure all documents are in order, check for any legal or tax obligations, and give you peace of mind throughout the sale. At ASBO Estates, we work closely with several highly reputable lawyers and are happy to recommend reliable professionals who will represent you only and who speak your language.
This is also the perfect time to start gathering the necessary documents for the sale. Below is an overview of the key documentation required when selling a property on the Costa del Sol:
Personal Documentation:
- Passport or ID card
- NIE number or residency number
Property Documentation:
- Copy of the title deed (Escritura)
- Recent Nota Simple
- Latest receipts for IBI, basura and community fees
- Minutes and rules from the latest community meeting
Permits & Improvements:
- Licenses for any repairs or modifications made to the property
- Receipts for improvement
Additional Documents (if available):
- Energy certificate
- Floor plans
Don’t worry if you can’t find everything, your lawyer from the time of purchase often has these documents, and both we and your lawyer will help guide you through the process.

Offers & closing
Negotiation can be the most stressful part of a sale. Our job is to protect your interests and keep the deal on track.
We help you:
- Handle offers without revealing too much about your personal situation

- Secure a reservation agreement and deposit before taking your property off the market
Once you’ve accepted an offer, we guide you all the way through to signing and completion, working closely with your lawyer to ensure everything is in order.
RESERVATION TO COMPLETION
Reservation of your property
When you and the buyer agree on a price, the first step is to reserve the property. The buyer pays a reservation deposit (usually €6,000), and the property is taken off the market while both lawyers begin their checks. The deposit is held securely by a lawyer until the next stage.
Private Purchase Contract (PPC)
Around 10–14 days after the reservation, the buyer signs the private purchase contract and pays 10% of the purchase price.
Signing the deed (Completion)
Approximately 30–50 days later, both parties meet at the notary. The buyer pays the remaining balance, the deed is signed, and ownership is officially transferred. You hand over the keys and the sale is complete.
